What This App Is Trying To Do

Realtor.com Real Estate & Rent is a home search app for buyers, renters, and sellers who want MLS-level listing data without wading through a browser. It layers in map tools, school info, flood and wildfire risk data, 3D tours, and collaborative sharing so you can send listings to a partner or agent and gather feedback in one thread. The core audience is anyone actively house hunting or apartment hunting who wants alerts the moment a matching listing appears, plus casual browsers who just want to see what’s on the market and what it might cost with the built-in affordability and mortgage calculators.

Where The App Actually Delivers

When it’s running well, reviewers say the listing data and map-based search are genuinely useful, and one user specifically praised how quickly the developer fixed a broken saved-search feature, bumping their rating to 5 stars afterward. The gallery and photo-sorting tools, along with 3D tours and video walkthroughs, give a more complete picture of a property than most competing apps. Another reviewer noted that unlike the website, the app lets you keep accessing saved homes even after they’ve gone off the market or sold, which is handy for tracking price history or reference.

The Notification And Stability Problems Users Keep Reporting

The most repeated complaint across reviews is that the app sends notifications completely unrelated to a user’s actual saved searches, including rental alerts for people who only search homes for sale. One reviewer said they complained about this two years ago, saw it stop temporarily, and are now dealing with the same issue again. A separate cluster of reviews describes saved searches disappearing entirely, forcing users to rebuild multiple searches from scratch every couple of months. On top of that, some reviewers report the app crashing, freezing on a black screen, or becoming unresponsive after recent updates, with the map failing to move at all.

Navigation Quirks That Add Friction

Beyond stability, there are usability complaints worth knowing about before you download. Clicking between listings on a map with a tight cluster of homes is described as clunky, with users bouncing between the same few properties instead of moving smoothly through results. One reviewer also pointed out that signing into an account can actually reduce the number of results shown compared to browsing anonymously, which is a strange tradeoff for an app that pushes account creation for its alert and collaboration features. Filtering sold listings only by price, not by date, is another specific gap called out by a longtime user.

Who Should Actually Download This

If you want the broadest MLS listing coverage with strong map and photo tools, and you’re willing to tolerate occasional notification glitches or the need to periodically re-save your searches, this app is still one of the more capable options in the category. If you’re highly dependent on reliable alerts for a fast-moving market, or you’ve been burned before by crashes after updates, go in expecting some maintenance overhead. Casual browsers exploring prices and neighborhoods will likely have a smoother experience than serious buyers relying on it daily.

What Real Users Say

Don Schubauer 1/5

“Used to be great, now I get constant notifications that have nothing to do with the searches I have set up. Just roll it back to what it was like 18 months ago and it would be perfect again. Stop trying to be so smart and guess (incorrectly) what I might be interested in even though I never searched for…”

“Update: your response says you need more info. Program will allow me to respond. This used to be a great app till a couple of weeks ago! Now it crashes, says the app is not responding, goes to a black screen, locks up, map won't move. You name it! Pretty much worthless!! I'm right in the middle of searching for…”

Harold Lee 2/5

“Sometimes this app is very good. Especially, if you don't use the "sign-in" part. "Generic", and "in general" information is far more helpful. Signing in seriously reduces options...you'd think it would be the opposite. A specific example: it shows many available rentals as I requested but when I go into the exact location for these rentals via my signed in…”

Frequently Asked Questions

1

What is Realtor.com Real Estate & Rent?

It's a home search app from realtor.com that lets you browse homes for sale and rentals, filter by price, size, schools, and commute time, and use map-based tools like flood and wildfire risk layers. It also includes 3D tours, photo galleries, and collaborative features for sharing listings with a partner or agent. Calculators for affordability and mortgage payments are built in to help with budgeting.

2

Is Realtor.com Real Estate & Rent free to use?

Yes, the app is free to download and use for searching listings, setting up alerts, and using the calculators. It's supported by the broader realtor.com business rather than charging consumers directly. There's no indication in user reviews of a paid tier for basic search features.

3

Does the app send accurate notifications for saved searches?

This is a recurring complaint in reviews, with multiple users reporting they receive alerts for rentals or listings that don't match their actual saved search criteria. Some say this issue has resurfaced after being fixed previously. If accurate, tightly-matched alerts are essential for your search, be prepared to double-check notifications manually.

4

Do saved searches disappear in this app?

Several reviewers report that saved searches have been wiped out after updates, requiring them to recreate multiple searches from scratch. This has reportedly happened more than once to the same users. It's worth checking your saved searches periodically if you rely on them heavily.

5

Is this app better than using the realtor.com website?

One reviewer noted an advantage of the app: it still lets you access saved homes on your list even after they've sold or gone off market, which the website apparently doesn't do as well. However, some users found that signing into an account on the app actually reduced the number of results shown compared to browsing without logging in. Overall the app adds mobile convenience and extra tools like 3D tours, but isn't universally described as superior in every respect.
